Hotel Velebno is 100% private ownership (1/1).
The ownership consists of real estate registered in land registry consisting of three buildings, a courtyard, and a meadow, specifically:
– Hotel Velebno with all equipment, devices, inventory, auxiliary facilities, and existing infrastructure (basement, ground floor, and five floors) – net hotel area of 2,464.74 sqm.
– Sports Hall with complete equipment and independent heating – area of 1,200 sqm.
– Mountain Lodge, located directly on the ski slope near the hotel, with all equipment, devices, inventory, auxiliary facilities, and existing infrastructure – area of 80 sqm (+40 sqm basement). The lodge includes:
– A restaurant (for 50 people), a fireplace, its own central heating, a minibar, sanitary facilities (separate for men and women), storage rooms, areas for receiving, storing, and servicing skis and boots, two bedrooms with a shared shower bathroom, and two outdoor terraces (one covered) for approximately 250 people.
– A separate small house (6 sqm) for preparing, smoking, and drying meat.
– Hotel land (courtyard and meadow surrounding the hotel) – size 23,223 sqm.
Additionally, the property includes a ski lift system with complete equipment, devices, inventory, auxiliary facilities, and existing infrastructure.
Hotel History
Hotel Velebno was built between 1992 and 1993 on the site of an old hotel that was demolished in September 1991 during the Croatian War of Independence. The previous hotel was designed for tourism and also functioned as a sanatorium for lung disease patients.
The sports hall next to the hotel was built in 1996.
The ski slope is located near the hotel and consists of two parallel runs (each 600 m long), allowing for circular skiing. Future plans include an additional slope to transform the area into a professional competition ski resort.
